San Ramon’s City Core is an active, multi-faceted area, comprising a vibrant mix of retail, dining, entertainment, office space, walking paths, public parks (including two lakes), hotels, a transit center, and more.
Located on the east side of I-680, the City Core covers 872 acres, stretching from Fostoria Way in the north to The Orchards (former Chevron property) in the south.
It is home to the City's largest concentration of businesses, and includes City Center Bishop Ranch, the surrounding business park, City Hall, Central Park, the San Ramon Library, The Marketplace Shopping Center, Iron Horse Middle School, and Crow Canyon Commons Shopping Center.
Long-term planning for the area began nearly two decades ago, and planned changes will span 30 years.
Plans include approximately 8,750 units of new housing at a range of affordability levels, additional retail, park space, and improved frontages. The area is designed for residents to be within walking distance of daily services, jobs and entertainment, reducing impacts on traffic.
As plans for the City Core are realized, the San Ramon community will have access to an estimated $67 million in new amenities from development fees, including:
- 53 acres of parks (publicly-accessible, privately-owned and maintained)
- $26 million in estimated arts and beautification fees*
- $6.6 million in open space fees*
- 8.5 acres of Walking District frontage improvements
- $1.9 million in impact fees* for affordable housing
- 226,000 square feet of additional retail space
- $9.3 million in offsite park improvements (Henry Ranch, Wood Lot, and synthetic fields at Iron Horse Middle School)
- $23.6 million in park and recreation facility impact fees*
